Marsh Manor is a private retreat property in Midway, Georgia, set on more than 60 acres of marsh, woods, and waterfront. We host intimate retreats, company offsites, creative workshops, mastermind gatherings, wellness weekends, and small-group experiences for people who want more than a hotel meeting room.
Marsh Manor is the future flagship property of High Tide Collective. During this current chapter, we are opening a limited number of retreat dates for hosts, companies, coaches, consultants, and private groups who want to gather here now.

Marsh Manor includes three thoughtfully appointed homes: the River House, the Cottage, and the Manor House.
For retreats, attendees are typically hosted in the River House and Cottage. Together, the two guest homes can accommodate up to 16 overnight attendees with double occupancy. Bathrooms are shared, so retreat hosts should make sure guests are comfortable with that setup before booking.
The Manor House serves as our Host Sanctuary — a quieter space for retreat leaders, facilitators, or planning teams who want private accommodations separate from the attendee group.
The homes are warm, comfortable, and fully appointed for a wonderful guest experience, with crisp clean linens, quality towels, stocked kitchens, inviting gathering spaces, porches, outdoor areas, and access to the natural beauty of the property.

Our standard retreat format includes the River House and Cottage together, creating a private two-house retreat setting for your group. Weekend pricing applies to retreats that include a Friday or Saturday night. Rates include standard cleaning, linens, towels, basic property setup, and use of both retreat homes.

Hosting a smaller group? A one-house retreat format may be available by approval for smaller groups, weekday stays, or select open dates. Approval depends on group size, retreat purpose, requested dates, privacy needs, property operations, and availability — ask us about pricing.
Leading a retreat takes energy. The Manor House Host Sanctuary gives retreat leaders and facilitators a quieter place to begin and end each day while attendees stay together in the River House and Cottage. The Host Sanctuary may be a good fit for hosts who want space to prepare, rest, regroup, or step away from the attendee group at the end of the day.

Experiences are quoted based on group size, provider availability, weather, tides, safety requirements, and the type of retreat you are creating.
Some retreat hosts choose to open their Marsh Manor retreats to outside attendees. When available, we'll spotlight upcoming retreats here and link directly to the host's registration page.
Retreats listed here are hosted by independent retreat leaders. Registration, pricing, refunds, programming, attendee communication, and retreat-specific policies are managed by the retreat host unless otherwise stated.
We occasionally host private preview experiences for retreat leaders, coaches, consultants, facilitators, and company offsite planners who want to experience Marsh Manor before booking a retreat. These gatherings are designed to help hosts walk the property, experience the hospitality, imagine the flow of a retreat, and connect with other leaders who bring meaningful groups together.
High Tide Collective members receive preferred retreat pricing when hosting eligible retreats, offsites, workshops, or private group experiences at Marsh Manor. Members may also be eligible for referral rewards when their retreat attendees choose to join the Collective after experiencing the property.

Member benefits apply to the property/accommodations portion only and do not apply to food, providers, pass-through expenses, staffing, taxes, premium experiences, or Host Sanctuary accommodations. Non-member retreat hosts who book and complete a paid Marsh Manor retreat may be eligible to apply a portion of their property fee toward High Tide Collective membership or the Founding Builder package if they join shortly after their retreat.

The River House and Cottage together can accommodate up to 16 overnight attendees with double occupancy. Bathrooms are shared, so retreat hosts should make sure guests are comfortable with the layout before booking.
If the retreat has fewer than 16 attendees, hosts may stay in the retreat houses with the group. If the retreat sells out at 16 attendees, there will not be separate host rooms available in the River House or Cottage. In that case, hosts may add the Manor House Host Sanctuary for an additional fee.
The standard Property & Coordination Package includes the River House and Cottage, standard cleaning and reset, linens, towels, fully appointed kitchens, indoor and outdoor gathering spaces, firepit access, self-guided kayak use with signed waivers, one pre-retreat planning call, arrival coordination, and property orientation.
A one-house retreat format may be available by approval for smaller groups, weekday stays, or select open dates. Approval depends on group size, retreat purpose, requested dates, privacy needs, and property availability.
Yes. Hosts may choose self-catered meals, stocked kitchen support, or catered retreat dining. Catered retreat dining begins at $250/person for a two-night retreat and $375/person for a three-night retreat.
Alcohol is not included in Marsh Manor food and beverage packages. Hosts may provide alcohol for their group if they choose, subject to Marsh Manor's alcohol policy, applicable laws, and responsible-use expectations.
